Arbors
The Arbors is one of nine residential villages in Raintree and is made up of 145 condominium townhomes with five model types. All of the homes are either one or two bedroom attached homes and are either one or two stories. All of the units have one reserved parking space and a garage (except for the one-bedroom Aspen units that do not have a garage).
The Arbors is governed by a 5-member board that oversees the decisions and management of the community. Executive Property Management provides on-site management support for our village. In addition to services provided by Raintree (the pool, golf course, gatehouse, club house), services provided by the Arbors association include curbside trash pickup twice a week (Tuesday and Friday), seasonal lawn cutting and irrigation service, and winter snow removal service on the streets, driveways, and front walkways. . Freehold Township provides curbside recycling pickup on alternating Fridays. Trash and recycling pails must be stored in the resident’s garage and must not be put out for pick-up prior to 5 pm the evening before pick-up. Units without a garage must store their pails out of sight from the street (usually behind a garage or a fence).
The Arbors Condominium Association is also responsible for the exterior of the homes, which includes roofing, siding, gutters, driveways and walkways. However, homeowners are responsible for their windows and doors, front porch, back patio, and garage apron. Also, any landscape enhancements against the buildings are the responsibility of the homeowner; however the Arbors landscaping service will provide pruning and leaf clean-up in the spring and in the fall. The Arbors Board conducts semi-annual walkthrough inspections to insure that properties are maintained properly. Changes to the exterior of the home (windows and doors) or the landscaping around the home must first be approved by the Arbors Board by submitting the proposed changes with a Property Modification Form.
The speed limit in the Arbors is 15 MPH and we ask that all residents and visitors adhere to this rule. Street parking is allowed only in certain areas so please adhere to the signs and rules. The Arbors has strict rules and steep fines regarding dog waste pick up. There are multiple doggie poop stations located throughout the Arbors and Raintree, so please pick up after your pet and help keep our community clean. Finally, access to the crawl spaces under the buildings is strictly prohibited without advanced permission from the Management office.
